Concrete & Masonry	Footings: Minimum 24" wide x 12" thick. Concrete:  Minimum 3000 psi compressive strength reinforced with steel rods, mesh or "Fiber-mesh". Concrete slabs, drives and walks: Minimum 4" thick poured over ¾" washed gravel, 4" deep. Interior slabs include 6 mil poly vapor barrier. Foundation Walls:  10" thick, reinforced, poured solid concrete.
Framing	Walls:  Exterior - 2' x 6" at 16" on center - ½" OSB sheathing Interior - 2" x 4" at 16" on center. Roof:  2" x 10" or 2" x 12" rafters at 16" on center - 5/8" plywood sheathing. Floors:  BCI or TJI (Silent Floor) with Advantek tongue & groove decking, glued and nailed.
Insulation	Walls:  R-19 with plastic vapor barrier. Floors: R-19  Ceilings:  R-38 blown or batt.
Doors and Windows	Windows:  Premium quality aluminum-clad, insulated wood with grilles and screens.  3¼" casing with wood sills and skirts. Front entry:  8 ft. tall solid wood with sidelights. French doors:  Premium quality aluminum-clad, insulated wood - matches windows.
Finishes	Exterior:  3 coat stucco Roof:  50 year premium architectural shingles - slate or shake appearance. Ceilings:  5/8" gypsum board - textured and smooth Walls:  ½" gypsum baord - smooth Main staircase:  Natural oak treads, railings and box newel posts. Painted risers and skirts. Basement stairs:  Carpeted with painted skirts and handrail Open railings:  Wrought iron ballusters Cabinets:  Solid maple with raised panel doors and dovetail drawers.  Countertops: Granite.  Laminate in laundry.
Fixtures	Baths:  Moen faucets, Kohler toilets, sinks, cast iron tubs and whirlpool tub. Custom glass shower enclosure in master bath. Kitchen:  Garbage disposal, Kohler faucet, under-mount sink.
Electrical	Wiring:  200 amp service/copper wiring.  "Smart Wired" for telephone and cable TV and for networking computers at all bedrooms, den, kitchen, great room and upstairs office.  Family room pre-wired for home theatre system. Security system:  2 keypads, 2 motion detectors. Smoke detectors at every bedroom.
